If you own and live in a home in Queensland, 1 January 2027 is an important date to have on your radar.

By that date, remaining Queensland homes must have compliant photoelectric, interconnected smoke alarms installed in the required locations throughout the property.

That means alarms are required inside every bedroom, in the relevant hallways or areas connecting bedrooms to the rest of the home, and on every storey.

Just as importantly, the required alarms must be interconnected so that when one detects smoke, the other interconnected alarms in the home sound as well.

What changes on 1 January 2027?

Queensland's smoke alarm requirements have been introduced progressively over a number of years.

New homes and substantial renovations were addressed first, followed by properties being sold or leased. The final stage applies from 1 January 2027 to remaining domestic dwellings, which is why the deadline is particularly important for owner-occupiers who have lived in the same property for many years.

Plenty of Queensland homes already have several working smoke alarms. The important point is that simply having alarms on the ceiling does not automatically mean the property meets the 2027 requirements.

The type of alarm, age, location, power source and interconnection all need to be considered.

What smoke alarms will Queensland homes need in 2027?

A compliant system is more involved than placing one battery alarm somewhere near the bedrooms.

The alarms must be photoelectric

Smoke alarms installed to meet the Queensland requirements need to be photoelectric, comply with Australian Standard AS 3786-2014 and not contain an ionisation sensor.

You can often find the relevant standard, manufacture information and alarm type printed on the body of the alarm. Depending on the model, the unit may need to be removed from its mounting plate to see this information.

The required alarms must be interconnected

Interconnection means that when one smoke alarm detects smoke, the other interconnected alarms in the home activate as well.

This matters in larger houses and multi-storey homes because a fire can start some distance from a sleeping occupant.

Depending on the property and alarm system, interconnection can be achieved through wiring, compatible wireless technology or a suitable combination of both.

Every bedroom needs an alarm

This is one of the biggest differences many homeowners notice when comparing the new requirements with older smoke alarm layouts.

Having one smoke alarm in a hallway outside three or four bedrooms is not enough to satisfy the current bedroom requirements. Each bedroom needs a compliant smoke alarm.

Hallways and connecting areas need protection

Smoke alarms also need to be installed in hallways that connect bedrooms with the rest of the dwelling.

Where there is no hallway, the alarm needs to be appropriately positioned between the bedrooms and other parts of that storey.

Every storey needs appropriate smoke alarm coverage

Multi-level homes require smoke alarm coverage on every storey.

Where a storey has no bedrooms, at least one alarm needs to be positioned in the most likely path of travel towards an exit.


How many smoke alarms will my house need?

There is no single number that applies to every Queensland home.

A four-bedroom low-set home can require a different arrangement from a four-bedroom two-storey home. Hallway configuration, separate bedroom wings and the number of levels all make a difference.

As a simple example, consider a typical four-bedroom low-set house where all four bedrooms open onto one central hallway.

  • Four alarms may be required inside the four bedrooms.
  • An additional alarm may be required in the hallway connecting those bedrooms with the remainder of the home.

That can already mean five interconnected alarms.

A second storey, additional bedrooms or a different floorplan can increase the number.

Don't assume your existing smoke alarms are compliant

One of the most important things for Brisbane and Redlands homeowners to understand is that a smoke alarm that makes a sound when you press the test button is not automatically proof that the whole installation complies.

The entire system needs to be considered.

Is there an alarm inside every bedroom?

Walk through the home and check each bedroom individually rather than only looking at the hallway.

If the bedrooms do not contain alarms, your existing layout may need upgrading before January 2027.

Are the alarms interconnected?

When an interconnected system is tested correctly, the other interconnected alarms should sound as part of the test.

If only one alarm responds, the system may need further investigation.

Are they photoelectric?

Check the labelling on the alarm and look for compliance with AS 3786-2014.

Older ionisation alarms do not meet the photoelectric requirement.

How old are the alarms?

Smoke alarms need replacing once they are more than 10 years old, and they also need replacing if they fail to operate when tested.

The manufacture date is usually marked somewhere on the alarm.

This catches homeowners out because an older alarm can still look perfectly normal from ground level.

Are they installed in the right location?

Placement matters just as much as the number of alarms.

Where ceiling installation is practicable, smoke alarms need appropriate clearance from corners, lights, air-conditioning supply vents and ceiling-fan blades.

As a general rule under the Queensland requirements, alarms need to be at least 300 mm from a corner or light fitting and at least 400 mm from an air-conditioning supply vent or the edge of a ceiling-fan blade.

This can be particularly relevant around Brisbane and the Redlands, where ceiling fans and split-system air conditioners are common in bedrooms.

What we see on-site around Brisbane and Redlands

Homes across the Redlands vary considerably, from established low-set properties in Cleveland and Alexandra Hills through to newer houses around Thornlands, Victoria Point and Redland Bay.

Their existing smoke alarm layouts can be just as varied.

We regularly come across older homes where the original smoke alarm arrangement was based around one or two hallway alarms rather than alarms inside each bedroom.

Another situation worth checking is a home that has changed over time. Bedrooms may have been added, rooms repurposed, extensions completed, or ceiling fans and air-conditioning installed after the original smoke alarms went in.

The alarm itself may still work, but the layout of the house around it may no longer be the same.

This is why counting the alarms from the hallway is not enough. We look at the actual property layout, existing alarm type, age, positioning, interconnection and power supply before deciding what needs to be changed.

Do all of my existing smoke alarms need replacing?

Not necessarily.

An existing alarm may still be suitable if it is the correct photoelectric type, meets the required Australian Standard, is less than 10 years old, works correctly, is appropriately positioned and can form part of a compliant interconnected system.

The important thing is assessing the installation as a complete system rather than assuming that every existing unit either has to stay or has to go.

In some homes the solution may involve adding alarms. In others, older or incompatible alarms may need replacement.

There can also be situations where replacing several alarms together makes more practical sense so the property has a compatible interconnected system.

Can I use 10-year battery smoke alarms?

In an existing dwelling, compliant photoelectric smoke alarms powered by a non-removable 10-year battery can be used where that power arrangement is permitted.

There is an important distinction for homes that already have 240-volt hardwired smoke alarms.

If an existing hardwired alarm needs to be replaced, the replacement also needs to be an appropriate hardwired photoelectric alarm.

New homes and major renovations also have hardwired smoke alarm requirements.

Electrical safety note

Do not disconnect, alter or carry out electrical wiring to a 240-volt smoke alarm yourself. Smoke alarms connected to the home's electrical supply must be connected by a licensed electrician.

Do interconnected smoke alarms need wiring between every room?

Not necessarily.

Compatible smoke alarms can be interconnected wirelessly, physically wired together, or installed using an appropriate combination of the two.

For established homes, wireless interconnection can sometimes avoid the need to run an interconnect cable between every alarm location.

The right approach depends on factors such as the alarms already installed, whether they are hardwired, the construction of the home, ceiling access and compatibility between devices.

Can I install smoke alarms myself?

There are some smoke alarm tasks homeowners can carry out themselves.

Regular testing and cleaning can be completed in accordance with the alarm manufacturer's instructions, and compliant non-removable 10-year battery alarms can be installed without an electrician where that type of alarm is suitable for the property.

Anything involving a 240-volt connection to the home's electrical supply is different.

That work needs to be completed by a licensed electrician.

If you do not know whether the alarms in your home are hardwired or battery powered, it is worth finding out before buying replacement units.

Why we wouldn't leave the upgrade until December

The 1 January deadline falls immediately after Christmas and New Year's Eve.

That is not an ideal time to suddenly discover that a four-bedroom home needs several new interconnected alarms or that older hardwired alarms need replacing.

Checking the property earlier gives you time to:

  • work out how many alarms are actually required
  • identify alarms that are old or incompatible
  • check whether existing alarms are hardwired
  • review bedroom and hallway locations
  • identify positioning issues around fans or air-conditioning
  • complete any required work without a last-minute rush

More importantly, completing an upgrade earlier means the improved smoke alarm system is protecting the household before the deadline rather than simply meeting a date on the calendar.

  • If there is no hallway, is an alarm positioned appropriately between the bedrooms and the remainder of the storey?

Multiple levels

  • Does every storey have appropriate smoke alarm coverage?
  • If a level has no bedrooms, is an alarm installed in the likely path of travel towards an exit?

Interconnection

  • Are the required alarms interconnected?
  • When the system is tested correctly, do the interconnected alarms respond?

Existing hardwired alarms

  • Have hardwired alarms remained hardwired when replacement has been required?
  • Has any 240-volt work been completed by a licensed electrician?

Positioning

  • Are alarms clear of ceiling corners and light fittings?
  • Are they appropriately separated from air-conditioning supply vents?
  • Are they appropriately separated from ceiling-fan blades?
