Our commitment is to provide you with reliable, compliant, and efficient smoke alarm solutions tailored to your specific needs.
To enhance fire safety, the Queensland Government has implemented stringent smoke alarm laws:
By 1 January 2027, all dwellings must be fitted with photoelectric, interconnected smoke alarms in:
✅Each bedroom. These alarms must comply with Australian Standard AS 3786-2014 and can be hardwired or powered by a non-removable 10-year battery.

Consequences of Non-Compliance Smoke Alarms
Failure to comply with the updated smoke alarm legislation by the January 1st 2027 deadline can result in:
- Legal Penalties and Fines: Non-compliance may lead to financial repercussions.
- Increased Liability: Property owners may face heightened responsibility in the event of a fire.
- Insurance Complications: Non-compliance can potentially affect insurance claims and coverage.
Ensuring your property meets these standards is not only a legal obligation but also a crucial step in protecting occupants and property.
Smoke alarms are critical devices designed to detect smoke and alert occupants to potential fires, providing crucial time to evacuate and minimise property damage. Early detection significantly reduces the risk of injury or death in fire-related incidents.

Types of Smoke Alarms We Install
Selecting the appropriate smoke alarm is essential for effective fire detection. At Solair Electrical, we offer a range of smoke alarms to suit various requirements:
- Photoelectric Smoke Alarms: Ideal for detecting slow, smouldering fires that produce substantial smoke. These alarms are highly recommended for residential settings due to their responsiveness to common household fire scenarios.
- Ionisation Smoke Alarms: Sensitive to fast-flaming fires that emit minimal smoke. However, they are more prone to false alarms from cooking and are less effective at detecting smouldering fires.
- Interconnected Smoke Alarms: Ensure that if one alarm detects smoke, all alarms in the network sound simultaneously, providing an early and widespread warning. This feature is particularly vital in multi-storey homes, enhancing the safety of all occupants.

Smoke Alarm FAQs – Everything Homeowners Need to Know
At Solair Electrical, we’re often asked about smoke alarm rules, types, installation, and maintenance. Whether you're a homeowner, landlord, or property manager, this guide covers all the essentials.
If your question isn’t answered below, give us a call on 0405 685 441 — we’re here to help!
What are the current smoke alarm laws in Queensland?
As of January 1, 2022, all homes being sold, leased, or undergoing lease renewal in Queensland must be fitted with photoelectric, interconnected smoke alarms in every:
- Bedroom
- Hallway connecting bedrooms to the rest of the house
- Storey of the home (even if there are no bedrooms)
For existing homeowners, the upgrade deadline is January 1, 2027. After that, every home in QLD must comply with these new standards — so don’t leave it to the last minute!
What does “photoelectric” mean and why is it required?
Photoelectric smoke alarms use a light sensor to detect visible smoke particles — they’re faster at detecting slow-smouldering fires (like from electrical faults or bedding materials). They’re now required because:
- They respond faster
- Have fewer false alarms
- Provide more time to escape in an emergency
What does “interconnected smoke alarms” mean?
Interconnected smoke alarms are linked — if one alarm is triggered, all alarms in the home will sound. This ensures you’re alerted even if a fire starts in a part of the home far from where you’re sleeping.
They can be connected via wiring or wirelessly. At Solair Electrical, we offer both options and can advise what’s best for your home.
How many smoke alarms do I need in my house?
Under Queensland legislation, you must have:
- One in every bedroom
- One in the hallway outside the bedrooms
- At least one on every level of the home
We offer on-site inspections and will assess your floorplan to ensure full compliance.
Do smoke alarms need to be hardwired or battery-powered?
New smoke alarms must be:
- Hardwired (240V) with a backup battery
OR - Powered by a non-removable 10-year lithium battery
In new builds or full renovations, hardwiring is required. We’ll advise based on your property’s layout and access points.
Can I install smoke alarms myself?
We strongly recommend using a licensed electrician, especially for hardwired or interconnected units. Incorrect placement or wiring may:
- Void insurance
- Fail compliance checks
- Leave you unprotected in a fire
Our team at Solair Electrical are fully licensed and experienced in Queensland’s smoke alarm laws — we’ll make sure it’s done right.
What brands of smoke alarms do you use?
We only install trusted, compliant brands such as:
- Red Smoke Alarms
- Clipsal
- Quell
- Brooks
These units are AS 3786:2014 compliant and meet QFES recommendations.
How often should smoke alarms be replaced?
Smoke alarms should be replaced every 10 years — even if they seem to work. Over time, their sensors become less responsive, increasing risk.
The date of manufacture is usually printed on the back of the alarm. If you’re unsure, we can inspect and let you know whether your units are due for replacement.
How do I test and maintain my smoke alarms?
To test:
- Press the “test” button monthly to ensure it sounds
- Gently vacuum around the alarm every 6 months to remove dust
At Solair Electrical, we also offer scheduled smoke alarm testing and servicing for landlords and body corporates.
What happens if my smoke alarm won’t stop beeping?
Frequent beeping could mean:
- Low battery (even in hardwired units)
- Dirty or clogged sensor
- Faulty alarm past its expiry date
Don’t just take it down — this compromises your safety. Call us for an inspection and we’ll either repair or replace it professionally.
Are landlords responsible for smoke alarm compliance in rentals?
Yes. Landlords must:
- Install compliant, interconnected photoelectric smoke alarms
- Replace expired or non-compliant alarms
- Ensure alarms are working before the start of every new tenancy
- Test and clean alarms annually
Do you service Redlands, Brisbane, Logan, and Ipswich?
Yes, we proudly serve:
- Redlands: Thornlands, Capalaba, Cleveland, Victoria Point, Alexandra Hills
- Brisbane: Southside, Northside, and Bayside suburbs
- Logan & Ipswich
- Surrounding suburbs across South East QLD
How much does it cost to upgrade my smoke alarms?
It depends on:
- How many alarms you need
- Whether your home is single or double storey
- Whether hardwiring is required
We offer free quotes with site inspections.
